LevelGrind licensed contractor Concrete Contracting Solutions, Inc.of Columbus, OH was contracted by CRG Residential and building owner Core Development to assist with a water drainage issue they had on a very large residential redevelopment project. The former ICON Transportation factory was acquired by Core Development. The $23 million project converted the old 186,000ft²,3 story factory,into 165 loft-style apartments. The apartments featured exposed sealed natural concrete floors and the owner wanted to preserve the old concrete look through the units. The apartment units were constructed on the 12 inch thickstructural floor slabs. On 96 of the apartment units, wall framing bumped in to create balconies. The existing concrete floor slab had a slope from the outside edge, inward. When it would rain and the balconies became wet, the water would slope toward the apartment walls and door. The balconies needed to slope awayand drain water to the edge of the slab where it could run off the side of the building. CCS was contacted to develop a solution that drained the water but also preserved the natural exposed concrete appearance used throughout the building. CCS deployed the LevelGrind processand equipment to provide *3 dimmensional slope*?? to the balconies. Some balconies needed single plane slope to the edge, while others had a concrete stem wall on the edge of the slab. CCS sloped the balcony slabs to a single mid point on the concrete wall and a drain hole was drilled to allow water to drain. The concrete was sealed using a exterior clear concrete sealer, producing a decorative exposed aggregate appearance. The general contractor and owner were very pleased with the results.

LevelGrind licensed contractor Concrete Contracting Solutions, Inc.of Columbus, OH was contracted by a local concrete construction company to help with an unfortunate and urgent situation.While placing concrete in a 1,600ft² basement slab, the laser grade stick used for setting wet screed pads, unknowingly became loose and dropped in elevation, resulting in the grade of the slab being placed to be poured high. The problem did not become apparent to the finishers until after the slab was finished. It was discovered that there was an elevation difference of over 1.5” from one end of the floor to the other. Because of specialized equipment and drainage, the floor would not be accepted by the owner with the flatness variance. Removing the slab and pouring again was not an option with precast slabs already installed over the basement and a reinforced slab over a rubber waterproofing membrane. There would be no time to remove the floor, reinstall the water proofing and pour the floor again. CCS deployed and did an initial elevation survey to map the floor and current elevations. CCS utilized the patent pending LevelGrind precision floor grinding process and equipment to remove the high locations of the concrete floor. The construction project was able to continue on and on schedule and the concrete contractor avoided potentially large costs and delays of the entire construction project.
